Seawall and Dock Contractors in the Florida Keys

Seawall and dock contractors in the Florida Keys work inside a national marine sanctuary, which makes permitting slower here than anywhere else in the state.

Licensed Permits handled Florida waterfront

We connect waterfront homeowners from Key Largo to Key West with licensed marine contractors who have been through that process before.

The inspection is free and you get a written estimate before anyone touches your property.

Sanctuary review sits over every waterfront parcel

The Florida Keys National Marine Sanctuary, administered by NOAA, reviews impacts to coral, seagrass and sanctuary resources, and that review is mandatory and often the most rigorous step in the whole process. No other part of Florida has a federal sanctuary layer over every waterfront property.

FDEP issues the Environmental Resource Permit, the Army Corps handles the federal side, and Monroe County’s Land Development Code Chapter 118 governs setbacks and flood zones, with Islamorada, Marathon and Key West applying their own rules on top.

A benthic survey documenting seagrass, coral and sponge on the bottom is commonly required before a permit issues. The honest answer to how long a Keys project takes starts with that survey.

Why it matters

Oceanside and bayside are different exposures

Every property here sits between the Atlantic and Florida Bay, and which side you are on changes the wave exposure, the tidal flow through your canal and how well it flushes.

Marathon’s Boot Key Harbour is the most boat-dense water in the chain, Big Pine Key’s canals are shallow with known flushing problems, and Key West’s Old Town has the tightest site access of anywhere we work.

A free inspection tells you which one you are looking at.

What a free inspection includes

A contractor comes to your property, looks at the structure above and below the waterline where needed, and tells you what is actually happening.

You get a written scope and estimate. No obligation, no trip fee.

  • On-site assessment of the structure and surrounding soil
  • Photos and a plain-English explanation of the problem
  • Written estimate with scope and materials
  • Repair versus replacement guidance where both are options
