Seawall Repair Sarasota

Seawall repair in Sarasota now works to a ceiling the city set in February 2025: the top of a seawall may be no higher than 7.27 feet NAVD88, and the city engineer can set a lower limit (Zoning Sec. VII-1304, Ord. 25-5552).

What the city wants to see

Applicants submit professionally certified plans showing the wall will not push water onto neighboring lots, and the owner must fix any impact that shows up later. Design follows the city’s Engineering Design Criteria Manual, and living shoreline features are encouraged.

The city described the change as a way to reduce flooding risk tied to sea level rise.

Gulf and pass frontage

On the Gulf of Mexico or the passes, a seawall needs state review under F.S. 161.085 and a city commission public hearing. On other shorelines, including Sarasota Bay, the city engineer issues a written determination before a permit is issued.

Why it matters

Where a wall may sit

New seawalls go only landward of the mean high water line. A wall that already stood seaward of that line on November 2, 2009 may be repaired or replaced to the same extent, and repair panels placed seaward of an old wall need approval from the development services director.

A free inspection tells you which one you are looking at.

What a free inspection includes

A contractor comes to your property, looks at the structure above and below the waterline where needed, and tells you what is actually happening.

You get a written scope and estimate. No obligation, no trip fee.

  • On-site assessment of the structure and surrounding soil
  • Photos and a plain-English explanation of the problem
  • Written estimate with scope and materials
  • Repair versus replacement guidance where both are options
