Seawall Inspection Key Biscayne

Seawall inspection in Key Biscayne also maps what grows in front of the wall: where mangroves exist, the Village measures dock limits from the mangroves’ water edge (Sec. 30-100).

Licensed Permits handled Florida waterfront

We put Village owners in touch with licensed marine contractors who inspect bay and harbor walls.

Free inspection, findings in writing, no obligation.

County elevation

A 2022 county ordinance (Ord. 22-141) set seawall crests at 6 inches above the County Flood Criteria, whose lowest map value is 6.0 feet NAVD88. Have the inspection record your cap in NAVD88.

Biscayne Bay walls

Bayfront walls sit in the Biscayne Bay Aquatic Preserve, where any replacement needs rip-rap. An inspection is the time to plan for it.

Why it matters

Exempt work

DERM exempts backfilling behind an existing seawall from its Class I permit. Small voids found in an inspection can often be handled that way.

A free inspection tells you which one you are looking at.

What a free inspection includes

A contractor comes to your property, looks at the structure above and below the waterline where needed, and tells you what is actually happening.

You get a written scope and estimate. No obligation, no trip fee.

  • On-site assessment of the structure and surrounding soil
  • Photos and a plain-English explanation of the problem
  • Written estimate with scope and materials
  • Repair versus replacement guidance where both are options
